ELectrical installation condition reports (EICR)

This is a comprehensive test of your full electrical installation (domestic or commercial) ensuring it is safe for continued use. It tests your cabling, accessories, consumer unit and general safety throughout the property. It is recommended that all installations should be tested at least every 10 years, so check your consumer unit for any labelling and this should show the next inspection date.

A full certificate is issued, with a list of observations. These are coded 1-3; C1 requires immediate attention, C2 shows potential danger and C3 is a recommendation. To gain a satisfactory certificate, at a minimum all C1 and C2 faults must be rectified.

These repair works are then quoted separately once the EICR has been completed.

Landlord legal requirements update

As a landlord the electrical safety of your rented property is of high importance. As of July 2020, it is now a legal requirement that ALL rented property’s will need periodic inspections (EICR).

A standard EICR certificate for landlords will last 5 years, but it is also recommended to get at least a visual inspection between tenancy changes.

 

PAT testing

This is a test specifically for portable appliances, ensuring the appliance is in safe working order. There will be a thorough visual test, the insulation of the cabling will be tested and the earth continuity of the appliance will also be tested (if required).

A PAT test certificate may be required for several reasons;

  • Landlord has provided appliances for tenant

  • Appliances used on a commercial premises

  • Equipment being used on a site as part of a service
